PCA Damp Survey & Damp Proofing Works In Doncaster

This project began with a pre-purchase PCA damp and timber survey request. The property is a charming semi detached cottage in Walkeringham, near Doncaster.

The prospective buyers had commissioned AMPM Property Maintenance to investigate the different types of damp issues that had been highlighted during a mortgage lender’s survey.

Following the inspection, our survey confirmed the presence of rising damp and penetrating damp within the property. As part of the mortgage conditions, the lender required remedial works to be completed before funds would be released.

After reviewing the report, the owner of the cottage instructed AMPM Property Maintenance to carry out the required damp proofing works so the property sale could proceed.

The Property In Doncaster

The property is a quaint one bedroom semi detached cottage located in Walkeringham near Doncaster. It is built using traditional solid brick construction and would be best described as being a character property. All complete with a fitted kitchen and its original features

While the property was generally in reasonable condition. Several moisture related issues were identified that required professional treatment.

The inspection identified several issues that needed to be properly understood before proceeding with the purchase.

The most significant issue identified was rising damp affecting ground floor walls, particularly in the kitchen and pantry area.

High moisture readings were recorded in multiple locations, with visible signs including:

  • Damp staining to lower wall sections
  • Efflorescent salts on plaster finishes
  • Elevated moisture readings within masonry walls

This pattern confirmed moisture rising through the masonry from ground level.

On the first floor, signs of penetrating damp were identified on the gable end wall of the bedroom.

This was likely linked to external exposure and moisture penetration through the masonry.

High moisture content was also detected within accessible roof timbers. Importantly, no evidence of woodworm or timber decay was found, which was a positive outcome for both the seller and prospective buyers.

The elevated moisture levels were attributed to poor ventilation within the roof space, rather than structural timber problems.

The Required Remedial Works

To satisfy the mortgage lender and resolve the damp issues correctly, we carried out a full programme of remedial works.

These included:

  • Removal of affected plaster to approximately one metre above floor level
  • Installation of a new injected damp proof course
  • Installation of a damp proof membrane system
  • Reboarding and plaster finishing of affected walls
  • Damp proofing works to additional walls in two separate rooms
  • Installation of ventilation improvements to the roof space

One of the more complex aspects of this project involved the removal and reinstatement of the fitted kitchen. This had to be very carefully dismantled in order to carry out damp proofing to the underlying walls.

Our team took great care during this stage to ensure the kitchen units were removed safely and reinstalled once the works were complete.

Completing the Work Within a Tight Timescale

Because the property sale depended on these works being completed, timing was critical.

The owner required the work to be completed as quickly as possible so the mortgage lender could release funds and allow the sale to proceed.

Our team began work slightly earlier than originally scheduled and completed the full programme of works within the agreed two week timeframe.

Despite additional remedial work being identified once the job began, the project remained on schedule.


The Outcome

The damp proofing works were successfully completed and the cottage was left fully prepared for the next stage of the property transaction.

Careful removal and reinstatement of the kitchen ensured the property retained its character while still receiving the required structural improvements.
